Must the landowner sign the lease offered by the  gas company?

Absolutely not. The gas companies or their agents often  tell land owners: “Just sign it. You are being offered a  standard industry lease.” However, there is no such  concept. In every case, a land owner has the option and  right to negotiate a lease that is mutually beneficial to  both the landowner and the company. An addendum can  be used to modify the terms to make it more favorable to  any given property owner.
